Realtors are great at what they do, and I’m not here to bad mouth realtors. But when selling your house, you have options, and you need to know the difference when you should list with a realtor, sell it yourself “For Sale By Owner” or sell to a home buyer. Let’s be honest, realtor fees and commissions are expensive. Selling a house the traditional way can be a lengthy process and add up to 6%-10% of the listing price, when taken into consideration, realtor commissions, closing costs, repairs, seller concessions, etc.

Reasons to sell with a Realtor:

• You are not in a rush to sell.
• The house is in good shape and doesn’t need repairs.
• You can afford to pay the carrying costs (taxes, insurance, mortgage, utilities, etc.) for the house for at least 6 months.
• You want top dollar for your property.
• You want someone to handle everything.

Selling “For Sale By Owner” (FSBO)

Listing your house as “For Sale By Owner” or FSBO can be a daunting task, especially if you have never done it before or you have no knowledge of real estate. FSBO is another option. You can save some money doing it this way, but you will still have to pay closing costs, repairs, seller concessions and 3% realtor commissions if the buyer has a realtor. On top of that, you have to be prepared to show your house to every stranger that is interested in buying. Selling your house FSBO will on average save you 3% on realtor commissions.

Selling to an Investor

Selling to an investor like Dino has its advantages and disadvantages. Sometimes it might not be the best option for you. The disadvantage of selling to an investor is that they have to buy the house below market value. When they buy your house, they take on all the risk and responsibility for any repairs for the property. With that, they need to be able to purchase the house at a discounted rate.

Some of the advantages of selling to an investor is that they buy houses in ‘as-is’ condition. You don’t have to do any repairs to the property. They pay in cash, which means you can sell quickly. Plus you don’t pay for any closing costs, fees or realtor commissions.
